On 25th January 2010, the Coal Authority launched Enviro All-in-One, a combined coal mining and environmental screening report to provide homebuyers and their legal advisers with all the information they need to ensure their home has been built on safe ground.

Enviro All-in-One combines our standard “CON29M” coal mining and brine report with an environmental screening report from GroundSure, which gives specialist environmental advice and assessment on historical land use, flooding (England and Wales only), natural subsidence hazards and risks from toxic substances.

The GroundSure section of the report is a fully-interpreted and risk-rated environmental screening report and has a certificate giving a clear indicator of whether the property has “Passed” or is “In Need of Further Assessment”. This certificate allows homebuyers and their advisers to quickly understand the results of the report.

Enviro All-in-One satisfies both the Law Society’s due diligence requirements under CON29M 2006 edition (ScotForm 2006 in Scotland) and the Home Information Pack Regulations 2006 (Home Report in Scotland). It also addresses the due diligence issue raised by the Law Society warning card on contaminated land. All reports are compiled and interpreted by Institute of Environmental Management and Assessment (IEMA) accredited environmental consultants.
